English translation with original Hindi content of Regulation No. 10.2.1 H (Farm House) Residential building norms) of the Jaipur building bye laws 2020
(F) Farm House –
(र) फार्म हाउस (Farm House) –
(i) Farm houses and farm house schemes will be allowed in residential/environmental/rural areas/controlled areas/periphery control areas.
(i) फार्म हाउस एवं फार्म हाउस योजना आवासीय / पारिस्थितिकी/ग्रामीणक्षेत्र/परिधि नियंत्रण पट्टी/फिन्ज एरिया में अनुज्ञेय होगे।
(ii) For the planning of farm houses, a minimum area of 5 hectares for large cities and 2 hectares for medium/small cities and a minimum area of 1500 square meters for the plot in the scheme will be required.
(ii) फार्म हाउस की योजना हेतु न्यूनतम क्षेत्रफल बड़े शहरों हेतु 5 हेक्टेयर एवं मध्यम/लघु शहरो हेतु 2 हेक्टेयर एवं योजना में भूखण्ड हेतु न्यूनतम क्षेत्रफल 1500 वर्गमीटर आवश्यक होगा।
(iii) The minimum area of the plot in a single farm house section will be 2500 square meters. The minimum access road in a single farm house section will be 90 meters, and for the planning of farm houses, the minimum access road will be mandatory as per the Rajasthan Township Policy-2010 provisions.
(iii) फार्म हाउस के एकल पट्टा प्रकरण में भूखण्ड का न्यूनतम क्षेत्रफल 2500 व.मी. होगा। फार्म हाउस की एकल पट्टा प्रकरण में न्यनतम पहुँच मार्ग 90 मीटर एवं फार्म हाउस की योजना हेतु न्यूनतम पहुँचमार्ग राजस्थान टाउनशिप पॉलिसी-2010 के प्रावधान अनुसार अनिवार्य होगा।
(iv) The maximum coverage area of the built-up area on the land in the farm house scheme will be 10% or 150 square meters, whichever is less, and for the individual plot of the farm house, the maximum coverage area of the built-up area will be 10% or 500 square meters, whichever is less. The open area of the land in the farm house plots, in addition to the buildings constructed, must be used for agriculture/agriculture-based use/afforestation/nursery/orchard, etc., as well.
(iv) फार्म हाउस योजना में स्थित भूखण्ड पर अधिकतम आच्छादन भूखण्ड क्षेत्रफल का 10 प्रतिशत अथवा 150 व भी जो भी कम हो एवं फार्म हाउस के एकल भूखण्ड पर अधिकतम आच्छादन भूखण्ड क्षेत्रफल का 10 प्रतिशत अथवा 500 व.मी. जो भी कम हो, देय होगा । फार्म हाउस के भूखण्डो पर निर्मित भवन के अतिरिक्त खुले क्षेत्र का उपयोग कृषि/कृषि आधारित उपयोग/वृक्षारोपण/नर्सरी/ऑरचार्ड आदि हेतु किया जाना अनिवार्य होगा।
