10.2.1 Residential Building
10.2.1 आवासीय भवन
(C) Multiple Dwelling Units Building –
(i) Multiple Dwelling Units (MDU) buildings are permitted in approved residential layouts located on plots of land that ensure the provision of basic amenities such as parks, utility areas, and other essential facilities like roads, electricity, water, etc. They will be allowed based on the following criteria depending on the area of the plot of land:
• Up to 225 sqm: 4 dwelling units
• More than 225 sqm and up to 350 sqm: 6 dwelling units
• More than 350 sqm and up to 500 sqm: 8 dwelling units
• More than 500 sqm and up to 750 sqm: 12 dwelling units
• Multiple Dwelling Units with an area of less than 750 sqm that are not part of an approved residential layout will not be permitted.
(ii) Multiple Dwelling Units will only be allowed on roads with a minimum width of 12 meters. Residential buildings will only be permitted on plots of land located on roads with a width of less than 12 meters.
(iii) Provision for parking must be made on all plots of land for Multiple Dwelling Units as per Regulation 12.1. In all plots of land for Multiple Dwelling Units, provisions for parking should be made through the construction of basement stilt parking.
(iv) The State Government’s Affordable Housing Policy or the State Government’s Rental Housing Policy may be used for economically weaker and lower-income groups.
(v) Multi-residence units/studio apartments will be considered in the category of flats with respect to fire safety fees, and compliance with fire safety regulations will be ensured.
(स) बहु निवास इकाई भवन (Multiple Dwelling Units Building)-
(i) बहु-निवास इकाई (Multiple Dwelling Umts) ऐसी स्वीकृत आवासीय योजनाओं में स्थित भूखण्डो, जिनमें पार्क, सुविधा क्षेत्र एवं अन्य आधारभूत सुविधाओं यथा सड़क, बिजली, पानी आदि की सुनिश्चितता हो, पर ही भूखण्ड के क्षेत्रफल के आधार पर निम्नानुसार अनुज्ञेय होगे-
• 225 वमी तक 4 निवास इकाई
• 225 व.मी. से अधिक 350 व.मी. तक 6 निवास इकाई
• 350 वमी से अधिक 500 व मी तक 8 निवास इकाई ।
• 500 वमी से अधिक 750 वमी से कम- 12 निवास इकाई ।
• बहु-निवास इकाई 750 व मी क्षेत्रफल से कम क्षेत्रफल के ऐसे एकल पट्टा भूखण्डो जो कि किसी स्वीकृत आवासीय योजना के ले-आउट के भाग नहीं हो, पर अनुज्ञेय नहीं होगे।
(ii) बहु निवास इकाई न्यूनतम 12 मीटर सड़क पर ही अनुज्ञेय होगी। 12 मीटर से कम चौडाई की सडको पर स्थित भूखण्डो पर स्वतंत्र आवासीय भवन ही अनुज्ञेय होंगे।
(iii) बहु निवास इकाई के सभी भूखण्डो पर पार्किंग का प्रावधान विनियम संख्या 12.1 के अनुसार किया जाना अनिवार्य होगा। बहु निवास इकाई के सभी भूखण्डो में पार्किंग हेतु भूतल स्टिल्ट पार्किंग का प्रावधान अनिवार्य होगा।
(iv) आर्थिक दृष्टि से कमजोर एवं निम्न आय वर्ग हेतु राज्य सरकार की अफडेबल हाउसिंग पॉलिसी अथवा राज्य सरकार द्वारा समय समय पर इस संबंध में जारी पॉलिसी / दिशा- निर्देशों के अनुसार प्रावधान रखे जाने होगे।
(v) बहु निवास ईकाई/स्टुडियो अपार्टमेंट्स को अग्निशमन शुल्क के संबंध में फ्लेट्स की श्रेणी में माना जावेगा एवं अग्निशमन के संबंध में नियमानुसार पालना सुनिश्चित की जावेगी ।

Side Setback, Rear Setback, Height and BAR Standards shall be per Table-1
Front setback shall be as per Table-4 according to the width of the road
Parking standards shall be as per Table-8
