11.0 Internal Standards Required for Building Construction

11 भवन निर्माण के लिए आवश्यक आंतरिक मानदण्ड

11.1. Various arrangements related to water supply and sanitation will be in accordance with the National Building Code.

11.1. जलमल संबंधी विभिन्न व्यवस्थाये राष्ट्रीय भवन संहिता के अनुरूप होगी।

11.2. Minimum limits for the construction of various components in buildings will be as follows, as per Table-5:

11.2. भवनों में विभिन्न प्रकार के अवयवों के निर्माण हेतु न्यूनतम सीमाएं निम्नानुसार होगी-

The area of the study room and Domestic Service Assistant Room (DSAR) in residential buildings will be allowed to be 7.5 square meters.

आवासीय भवनों में अध्ययन कक्ष एवं घरेलू सेवा सहायक का (Domestic Service Assistant Room) का क्षेत्रफल 7.5 वर्ग मीटर अनुज्ञेय होगा।

टिप्पणी:

(i) The above standards for residential buildings will be applicable to residential units with a carpet area of less than 50 square meters and a carpet area of less than 30 square meters (which does not include open to sky, ducts, open balcony, etc. within the outer walls of the residential unit).

(i) रिहायशी भवनो हेतु उपरोक्त मानदण्ड 50 व.मी. से ज्यादा क्षेत्रफल के भूखण्डों तथा 30 व. मी से अधिक कारपेट एरिया (Carpet Area) (आवासीय ईकाई की चारों ओर की बाहरी दीवारों के अंदर का क्षेत्रफल जिसमे ओपन टू स्काई, डक्ट, खुली बालकनी आदि शामिल नहीं होगी) की आवासीय ईकाईयों पर ही लागू होगे।

(ii) For student residences associated with recognized educational institutions, the minimum size of the residential room will be 7.5 square meters for one person.

(ii) मान्यता प्राप्त शैक्षिक संस्थानों से संबंध छात्रावासों के एक व्यक्ति के निवास हेतु आवासीय कमरे के लिये न्यूनतम आकार 7.5 व.मी. होगा।

(iii) The height of the kitchen can be less than 2.75 meters in the area where a trap is made on the upper floor for the outflow of water.

(iii) रसोई घर की ऊँचाई उस भाग में 2.75 मी. से कम हो सकती है जहां ऊपर के फर्श में पानी के निकास हेतु ट्रेप बनाया गया हो।

(iv) Each bathroom, toilet, and shower area will have at least one wall open to the outside or to a ventilated roof, with a minimum opening of 0.4 square meters. However, this requirement will only apply to areas with a surface area of less than 50 square meters. If there are no open spaces on the top, sides, back, or inside of the flash, toilet, and shower areas for their operation, they will be open in a ventilated roof, whose size will not be less than the following:

(iv) प्रत्येक स्नानघर, शौचालय, टायलेट इस प्रकार होगा कि उसकी कम से कम एक दीवार बाहरी की तरफ अथवा “संवातन रौफ्ट” की तरफ खुले और खुलने का स्थान खिड़की या वातायन के रूप में न्यूनतम 0.4 वमी हो परन्तु यह सीमा 50 व.मी. से अधिक क्षेत्रफल के भूखण्डो पर ही लागू रहेगी। फ्लश, शौचालय और स्नानघर संचालन हेतु यदि अय, पार्श्व, पृष्ठ और भीतरी खुले स्थानों मे न खुले तो सवातन रौफ्ट में खुलेंगे, जिनका आकार निम्नलिखित से कम नहीं होगा:-

(v) If any one arm of a kitchen, habitable room, or study does not open to the front, back, or side setback, except for a toilet, bathroom, and shower room, then it can be opened in the internal court yard, which should have a minimum arm of 3 meters. The area of the internal court yard will not be less than a square that is one-fifth the height of the building or the arm of the court yard attached to the highest wall, whichever is less. That is, if the height of the building is 30 meters, then the minimum area of the court yard will be 36 square meters.

(v) यदि रसोई, वास योग्य कमरा, अध्ययन कदा की कोई भी एक भुजा (फ्लश, शौचालयऔर स्नानघर को छोड़कर) सामने, पीछे व साईड सैटबेक में नहीं खुलती है तो वह आन्तरिक कोर्ट यार्ड मे खुल सकती है जिसकी न्यूनतम भुजा 3 मीटर होनी चाहिए। आन्तरिक कोर्ट यार्ड का क्षेत्रफल भवन की ऊँचाई / कोर्ट यार्ड की भुजा के साथ लगती हुई उच्चतम दीवार की ऊँचाई का 1/5 भाग का वर्ग से कम नहीं होगा अर्थात यदि भवन की ऊंचाई यदि 30 मीटर हो तो कोर्ट यार्ड का क्षेत्रफल न्यूनतम 36 वर्गमीटर होगा।

(vi) In commercial and institutional buildings where a mechanical ventilation system is installed for the ventilation of bathrooms, toilets, and showers, there will be no need for them to open into a ventilation shaft.

(vi) वाणिज्यिक व संस्थागत भवनों जिनमें स्नानघर, शौचालय, टायलेट के संवातन के लिए मेकेनिकल वेंटिलेशन सिस्टम किया जावे वहाँ इनके वातायन के लिये संवातन शॉफ्ट में खुलने की आवश्यकता नहीं रहेगी।

(vii) The height of the plinth of the building facing the road will be a minimum of 0.45 meters. If there are more than one road adjacent to the plot, the competent officer can specify a minimum height of 0.45 meters for the plinth from any one road. On plots larger than 5000 square meters, the height of the plinth can be allowed to be a minimum of 0.15 meters from the proposed internal roads (drive way level) within the plot.

(vii) भवन की कुर्सी (Plinth) की ऊँचाई भूखण्ड के सामने स्थित सड़क से न्यूनतम 0.45 मीटर होगी। भूखण्ड के साथ एक से अधिक सड़के लगती हुई हो तो सक्षम अधिकारी द्वारा किसी भी एक सड़क से कुर्सी की ऊँचाई न्यूनतम 0.45 मीटर रखी जा सकेगी। 5000 वर्गमीटर से बड़े भूखण्डो पर कुर्सी की ऊँचाई भूखण्ड के अन्दर प्रस्तावित आंतरिक सडको (ड्राईव वे लेवल) से न्यूनतम 0.15 मीटर अनुज्ञेय की जा सकेगी।
