11.10. Balcony

11.10. बालकनी (Balcony)-

(a) The balcony will be open in an open setback area or in open areas.

(क) बालकनी खुले सैटबेक क्षेत्र में अथवा खुले क्षेत्रों में खुली होगी।

(b) If the setback is up to 4.50 meters, the balcony will be allowed up to a distance of one-third or 1.2 meters, whichever is less, from the setback. For setbacks between 4.50 meters and 12 meters, the balcony can be up to 1.5 meters, and for setbacks greater than 12 meters, it can be up to 1.8 meters. However, the width of the balcony (more than the above) can be extended towards the inside of the building line. In multi-storey buildings, the balcony will be allowed only above 4.50 meters from ground level, but if the balcony is proposed above a 3.60-meter-wide fire lane in multi-storey buildings for the operation of fire-fighting vehicles, then the requirement of 4.50 meters of height will not apply.

(ख) 4.50 मीटर तक का सैंटबेक होने पर बालकनी सैटबैंक की दूरी की एक तिहाई या 1.2 मी. जो भी कम हो देय होगी। 4.50 मीटर से अधिक 12 मीटर तक के सेटबैंक मे बालकनी 1.5 मीटर तक तथा 12 मीटरसे अधिक सेटबैंक में 1.8 मीटर अनुज्ञेय की जा सकेगी। परन्तु बालकनी की चौड़ाई (उपरोक्त से ज्यादा) भवन रेखा से अन्दर की तरफ (अर्थात् भवन की तरफ बढ़ाई जा सकती है। परन्तु बहु मंजिले भवनो मे बालकनी भूमि तल से 4.50 मीटर से उपर ही देय होगी, लेकिन यदि बहुमंजिले भवनो मे बालकनी अग्निशमन वाहन के संचालन हेतु 3.60 मीटर चौडा गलियारा के उपरांत प्रस्तावित की जाती है तो 4.50 मीटर की ऊँचाई की बाध्यता नहीं होगी।

(c) The balcony area allowable in the setback region can be included within the building/room.

(ग) सैटबैकक्षेत्र में अनुज्ञेय बालकनी क्षेत्र को भवन के अन्दर / कमरों के अन्दर शामिल किया जा सकेगा।
