10.11. पर्यावरण संरक्षण हेतु नियमः
10.11.6 Green Building Promotion :
10.11.6 ग्रीन बिल्डिंग को प्रोत्साहन:-
(a) In addition to the standard built-up area ratio (BAR) applicable for the construction of a green building, the following built-up area ratio (BAR) will be applicable free of cost (without betterment levy):
(क) ग्रीन बिल्डिंग का निर्माण किये जाने पर मानक गणना योग्य निर्मित क्षेत्र (BAR) के अतिरिक्त निम्नानुसार गणना योग्य निर्मित क्षेत्र (BAR निःशुल्क (बिना बेटरमेट लेवी) देय होगा:-
(i) 0.15 BAR for Platinum-rated or equivalent certified buildings
(i) प्लेटिनम रेटेड अथवा समतुल्य श्रेणी के प्रमाणित भवन हेतु 0.15 BAR
(ii) 0.10 BAR for Gold-rated or equivalent certified buildings
(ii) गोल्ड रेटेड अथवा समतुल्य श्रेणी के प्रमाणित भवन हेतु 0.10 BAR
(iii) 0.075 BAR for Silver-rated or equivalent certified buildings
(iii) सिल्वर रेटेड अथवा समतुल्य श्रेणी के प्रमाणित भवन हेतु 0.075 BAR
In case addition BAR is proposed for a building other then free BAR as per the above-mentioned ratings for the green building and Standard BAR then betterment levy will be applicable as per the rules.
देय मानक BAR एवं उपरोक्तानुसार ग्रीन बिल्डिंग हेतु निःशुल्क BAR के अतिरिक्त BAR प्रस्तावित होने पर नियमानुसार बेटरमेट सेवी देय होगी।
(b) Additional calculable constructed area will be payable without any betterment levy, subject to the following conditions:
(ख) अतिरिक्त गणना योग्य निर्मित क्षेत्र निःशुल्क (बिना बेटरमेट लेवी) निम्न शर्तों की पूर्ति किये जाने पर देय होगी:-
(i) Approval will be granted only upon certification/rating by LEED/IGBC/GRIHA/ASSOCHAM GEM for Platinum/Gold/Silver or equivalent category for the building in question.
(i) प्रश्नगत भवन को लीडरशिप इन एनर्जी एन्वायरमेंटल डिजायन एण्ड (LEED)/IGBC/GRIHA/ASSOCHAM GEM द्वारा प्लेटिनम /गोल्ड/ सिल्वर अथवा समतुल्य श्रेणी हेतु प्रमाणित किये जाने/रेटिंग दिये जाने पर ही अनुज्ञेय होगा।
(ii) At the time of approval of the building plan for green buildings, an equivalent amount for the additional calculable constructed area must be deposited by the building owner with the municipal authority as a deposit. Upon issuance of the completion certificate for the building in question, the deposited amount will be returned to the building owner by the municipal authority only upon presentation of the certificate for Platinum/Gold/Silver or equivalent category issued by the building owner.
(ii) ग्रीन बिल्डिंग हेतु भवन मानचित्र अनुमोदित किये जाने के समय अतिरिक्त निःशुल्क गणना योग्य निर्मित क्षेत्र के समतुल्य राशि भवन निर्माता द्वारा नगरीय निकाय में अमानत राशि के रूप में जमा करवाई जानी होगी। प्रश्नगत भवन हेतु पूर्णता प्रमाण पत्र जारी किये जाने के समय भवन निर्माता द्वारा नगरीय निकाय में प्लेटिनम / गोल्ड / सिल्वर अथवा समतुल्य श्रेणी हेतु जारी सर्टिफिकेट को प्रस्तुत करने पर ही इस संबंध में जमा कराई गई अमानत राशि को नगरीय निकाय द्वारा लौटाया जाना होगा।
