10.2.6 Tourism Unit Building
(c) Resort Housing
(स) रिसोर्ट हाउसिंग (Resort Housing)
रिसोर्ट हाउसिंग, मास्टर प्लान के आवासीय / पारिस्थितिकी /परिधि नियंत्रण क्षेत्र/ फ्रिन्ज एरिया हाईवे डवलेपमेंट कंट्रोल योजना क्षेत्र एवं ग्रामीण क्षेत्र में अनुज्ञेय होंगी।
Resort Housing, within the residential/ecological/peripheral control belt /fringe area and the Highway Development Control Plan area and rural areas will be permissible.
i) For resort housing, the minimum area for land will be 5 hectares for large cities and 2 hectares for medium-sized cities. Necessary facilities such as a welcome lounge, administrative offices, a restaurant with a kitchen, dining hall, and other recreational activities will be constructed in the plan. The minimum area for the location of the pool will be 500 square meters and the maximum permissible coverage of the land will be 20 percent and the FAR will be 0.75. The ownership of the constructed resort housing can be transferred to multiple individuals. In addition to the area built for resort housing, the use of open spaces as “green cover / dense tree plantation” will be mandatory.
(i) रिसोर्ट हाउसिंग के लिए भूखण्ड का न्यूनतम क्षेत्रफल बड़े शहरों हेतु 5 हेक्टेयर एवं मध्यम शहरों हेतु 2 हेक्टेयर होगा तथा योजना में स्थित रिसोर्ट हेतु आवश्यक उपयोग पथा स्वागत कक्ष, प्रशासनिक कार्यालय, रेस्टोरेट मय किचन, डाइनिंग हॉल एवं अन्य मनोरंजनात्मक गतिविधि आदि का निर्माण अनुशेष होगा एवं पोजना के स्थान की हेतु खण्ड का न्यूनतम क्षेत्रफल 500 वमी होगा तथा भूखण प अधिकतम आच्छादन 20 प्रतिशत एव बी. ए. आर. 0.75 ही अनुज्ञेय होगा। उक्त रिसॉर्ट हाउसिंग की निर्मित स्वतंत्र कईयों का स्वामित्व हस्तांतरण किया जा सकेगा। रिसोर्ट हाउसिंग के मूखण्डो पर निर्मित क्षेत्र के अतिरिक्त खुले क्षेत्र का उपयोग “ग्रीन कवर / सघन वृक्षारोपण के रूप में किया जाना अनिवार्य होगा।
(ii) Resort housing will not be allowed on roads less than 12 meters wide in medium-sized cities and less than 18 meters wide in large cities.
(ii) रिसोर्ट हाउसिंग बड़े शहरों में 18 मीटर व मध्यमानघु शहरों में 12 मीटर से कम चौडीसड़क पर अनुशेप नहीं होगे।
(iii) Other standards for resort housing plans will be in accordance with prevailing policies.
(iii) रिसोर्ट हाउसिंग योजना हेतु अन्य मानदण्ड प्रचलित पॉलिसीके प्रावधान अनुसार होंगे।
(iv) Prior to the resort housing scheme, permission can be granted for the sale of land measuring a minimum of 2.0 hectares through the reorganization of individual resort land by way of allocation or auction.
(iv) रिसोर्ट हाउसिंग योजना इन विनियमों से पूर्व जारी विद्यमान रिसोर्ट के एकल भूखण्डापुनर्गठित भूखण्ड/आवंटित/ नीलामी द्वारा विक्रय किये भूखण्डी पर भी अनुज्ञेय की जा सकेगी जिनका न्यूनतम क्षेत्रफल 2.0 हेक्टेयर है।
(v) Resort housing projects will only be permitted if there are necessary provisions in the tourism policy of the relevant department of the state government.
(v) रिसोर्ट हाउसिंग परियोजनाओं को राज्य सरकार की पर्यटन नीति का साम सम्बन्धित विभाग की नीति में इस सम्बन्ध में आवश्यक प्रावधान होने पर ही अनुज्ञेय होगे।
Note: The state government can relax the minimum area requirement to attract investment in tourism business and to increase employment opportunities in the unorganized sector.
नोट: पर्यटन व्यवसाय में निवेश को आकर्षित करने एवं असंगठित क्षेत्र में रोजगार की उपलब्धता की संभावनाओं के दृष्टिगत न्यूनतम क्षेत्रफल में तिथिलता राज्य सरकार द्वारा दी जा सकेगी।
