10.8. Ground Coverage :
10.8. भू-आच्छादन ( Ground Coverage)-
(a) The required ground coverage for any type of building shall be as per Table 1 or as determined by the competent authority where authorized, as per their decision.
(क) किसी भी प्रकार के भवन हेतु देय आच्छादन तालिका 1 के अनुरूप अथवा जहां सक्षम अधिकारी तय करने के लिए अधिकृत है वहां सक्षम अधिकारी के निर्णयानुसार देय होगा।
(b) The following shall not be included in the calculation of the covered area:
(ख) आच्छादित क्षेत्र की गणना में निम्नलिखित को शामिल नहीं किया जावेगाः-
(i) Structures that are not covered, such as parks, rockeries, wells and structures related to open water pools and swimming pools, provided that they are not more than 2.1 meters high from the road surface, platforms for tree planting, tanks, fountains, benches, open-air platforms, and similar structures, compound walls, gates, buildings without a designated porch or portico, slides, swings, canopies, open communication towers, and services for proposed buildings, such as transformers, electrical panels, etc.
(i) यदि आच्छादित नहीं हो तो उद्यान, रॉकरी, कुआ और कुएं की संरचना, खुला वाटरपूल एवं स्विमिंग पूल एवं उनकी संरचनाऐं जो कि सड़क की सतह से 2.1 मी. से अधिक ऊंचाई की नहीं हो, आग से बचाव हेतु जीना, वृक्ष का गट्टा (प्लेटफार्म), टैंक, फव्वारा, बेंच, ऊपर से खुला हुआ चबुतरा एवं इनके समरूप संरचना, कम्पाउण्ड वाल, गेट, बिना मंजिल पोर्च या पोर्टिको, स्लाईड, स्विंग, छज्जा, खुला रेम्पदूरसंचार टावर, खुले में प्रस्तावित भवन की सर्विसेज यथा ट्रान्सफार्मर, ईलेक्ट्रिक पैनल आदि।
(ii) Underground structures such as water tanks, pump rooms, sewage treatment plants, drainage systems, etc.
(ii) भूमिगत (Underground) संरचनायें पानी का टैंक, पम्प रूम, सीवरेज ट्रीटमेंट प्लान्ट, ड्रेनेज,
(iii) As per regulation 11.10, balconies, culverts, conduits, catch chambers, etc.
(iii) विनियम 11.10 के अनुसार बालकनी । कल्वर्ट, कन्ड्यूट, कैच, चेम्बर आदि ।
(iv) For areas with a floor area greater than 250 square meters but less than 750 square meters, each entry/exit door should have a security guard room with an area of up to 6.25 square meters. For areas with a floor area greater than 750 square meters but less than 5000 square meters, each entry/exit door should have a security guard room with an area of up to 10 square meters. For areas with a floor area greater than 5000 square meters, each entry/exit door should have a security guard room with an area of up to 20 square meters.
(iv) 250 वर्ग मीटर से अधिक व 750 वर्गमीटर से कम क्षेत्रफल के भूखण्डों में सभी प्रवेश/निकास दवारों पर प्रत्येक 6.25 वर्गमीटर तक का चौकीदार के कमरों, 750 वर्ग मीटर व इससे अधिक व 5000 वर्गमीटर से कम क्षेत्रफल के भूखण्डों में प्रत्येक प्रवेश/निकास द्वारों पर 10.00 वर्गमीटर तक का चौकीदार के कमरे, 5000 वर्गमीटर से अधिक क्षेत्रफल के भूखण्डों में प्रत्येक प्रवेश/निकास द्वारों पर 20.00 वर्गमीटर तक का चौकीदार के कमरें।
(v) Structures such as transformer rooms, generator rooms, electric panel rooms, switch rooms, HVAC equipment rooms, gas banks, etc. proposed outside the building block for building facilities in the open area of the plot.
(v) भवन की सुविधाओं हेतु सैटबेक क्षेत्र अथवा बिल्डिंग ब्लॉक्स के बाहर भूखण्ड के खुले क्षेत्र में प्रस्तावित की गई संरचनायें जैसे ट्रान्सफार्मर रूम, जनरेटर रूम, इलेक्ट्रिक पैनल रूम, स्विच रुम, पी. बी. एक्स व वातानुकूलन उपकरण रूम, गैस बैंक इत्यादि ।
(vi)The permissible projection described in 11.11.

(xi) Fire escape staircases/fire lifts/car lifts.
