10.9. Builtup Area Ratio:-

10.9.2 Calculable Built-up Area (BAR) –

10.9.2 गणना योग्य निर्मित क्षेत्र (बी.ए.आर.)-

The total built-up area of all proposed floors on a plot excluding the following construction areas shall be considered as the Calculable Built-up Area (BAR) under these regulations:

किसी भूखण्ड पर प्रस्तावित सभी मजिलों के सकल निर्मित क्षेत्र में से निम्न वर्णित निर्माण क्षेत्र को छूट देकर प्राप्त निर्मित क्षेत्र इन विनियमों के अंतर्गत गणना योग्य निर्मित क्षेत्र (बी.ए.आर.) होगा।

(i) Basements, stilts, and any portion of the ground level proposed for parking.

(i) बेसमेन्ट, स्टिल्ट व किसी भी तल का वह भाग जो पार्किंग के लिए प्रस्तावित किया गया हो।

(ii) 11.11 (a) of the permissible projections.

(ii) 11.11(क) मै उल्लेखित अनुज्ञेय प्रक्षेप

(iii) Open-to-sky spaces meant for fire safety that are either with the building or away from the building and do not obstruct the movement of fire-fighting vehicles.

(iii) आग से बचाव हेतु खुली साठी जो कि भवन के साथ अथवा भवन से दूर हो तथा अग्निशमन वाहनो/यों के आवागमन में बाधा उत्पन्न ना करते।

(iv) Amenities and structures mentioned in regulations 10.8 (b)(i) and (ii), (iv) and (v) and the ones on the ground level.

(iv) विनियम 10.8 (ख) (i) व (ii), (iv) व (v) मै उल्लेखित भवन की सुविधाएं तथा भूमिगत सरचनाये।

(v)

(a) Open ramp proposed for vehicular access to parking areas.

(b) Open ramp proposed for the movement of patients to and from hospitals and nursing homes.

(c) Ramps proposed for the movement of persons with disabilities in public buildings.

(v)

 (क) पार्किंग क्षेत्र में पहुंचने हेतु वाहनों के लिये प्रस्तावित खुला रेम्प

(ख) अस्पताल एवं नर्सिंग होम में रुग्णों को लाने ले जाने के लिए खुले रेम्प

(ग) सार्वजनिक भवनों में विकलांगों के लिये रैम्प

(vi) The terraces built on the roof of the building as mentioned in 10.10 (iv).

(vi) भवन की छत पर निर्मित 10.10 (iv) में उल्लेखित सरगनाये।

(vii) In case a plot previously sold by auction does not mention FAR/BAR, it shall be calculated as per standard FAR/BAR prescribed under these regulations.

(vii) पूर्व में यदि किसी नीलामी द्वारा विक्रय किये गए भूखण्ड में एफ. ए.आर./ बी.ए.आर. उल्लेखित नहीं है तो मानक बी. ए. आर. एवं अधिकतम बी.ए.आर इन विनियमों के अनुसार देय होगा।

(viii) Service floor lift lobby, shaft, garbage chute cover, tower, and refuse area.

(viii) सर्विस फ्लोर लिफ्ट पैल, शॉफ्ट, गार्बेज शूट कवर पर टावर, रिफ्यूज एरिया ।

(ix) Maximum double height terrace area shall be 15 square meters per dwelling unit.

(ix) डबल हाईट टैरेस अधिकतम 15 वर्गमीटर प्रति आवास ईकाई।
