10.9.3 BAR on Surrendered land
10.9.3 If land/ non-converted agricultural land without compensation is surrendered for a proposed road in the master plan/zone development plan/sector plan or for widening of an existing road, the area of the land parcel to be dedicated shall be equal to the B.A.R. (Building Area Ratio) area of the remaining land/converted land without any levy of betterment charges. If the additional B.A.R. is not utilized on the land parcel, it can be utilized in accordance with the provisions of TDR. After dedicating the land parcel, the building setback line shall be as per scheme plan or whichever is more stringent as per Table-4 of minimum regulations 10.7(1) with respect to the width of the land parcel to be dedicated.
10.9.3 यदि सड़क की चौड़ाई बढ़ाने हेतु अथवा मास्टर प्लान/जोनल डवलपमेंट प्लान/सेक्टर प्लान में प्रस्तावित सड़क हेतु किसी भूखण्ड की भूमि/गैर रूपांतरित कृषि भूमि निशुल्क समर्पित कराई जाती है तो समर्पित करवायी जाने वाली भू-पट्टी के क्षेत्रफल के बराबर बी.ए.आर. क्षेत्रफल उस शेष भूखण्ड / रूपांतरित भूमि पर अनुज्ञेय मानक बी. ए. आर. क्षेत्रफल के अतिरिक्त बिना बेटरमेंट लेवी देय होगा। यदि उक्त अतिरिक्त बी. ए. आर. का उपयोग भूखण्ड पर नहीं होता है तो इस अतिरिक्त बी. ए. आर. का उपयोग टीडीआर के प्रावधानों के अनुरूप भी किया जा सकेगा। समर्पित करवायी जाने वाली भू-पट्टी की चौड़ाई के पश्चात भवन रेखा योजना अनुसार अथवा न्यूनतम विनियम 10.7 (1) की तालिका -4 के अनुसार जो भी अधिक हो रखा जाना होगा।
10.9.4 FAR to BAR conversion
10.9.4 Under the previous building regulations, the standard/maximum FAR determined at that time will be converted into standard/maximum B. A. R. without any betterment levy at 1.50 times the payable FAR.
10.9.4 पूर्व के भवन विनियमों के तहत निर्धारित मानक/अधिकतम एफ. ए. आर. उस समय के भवन विनियम में देय एफ.ए.आर. के 1.50 गुणा को मानक/अधिकतम बी. ए. आर. में परिवर्तित माना जावेगा।
