11.7. Stilt Floor –
11.7. स्टिल्ट फ्लोर (Stilt Floor) –
1. Only parking can be constructed on the remaining portion after leaving a set on a parcel in a stilt construction, but when constructing above the stilt, the area beyond the maximum permissible built-up area limit will have to be developed as a land scrap.
1) किसी भूखण्ड में सैट छोड़कर शेष बचे भाग पर केवल पार्किंग हेतु स्टिल्ट निर्मित किया जा सकेगा, परन्तु स्टिन्ट के ऊपर निर्माण करते समय अधिकतम आच्छादित क्षेत्र की सीमा से अधिक के भाग पर लेण्ड स्क्रैप के रूप में विकसित किया जाना होगा।
2. Proposed parking floors on stilt and basement and other floors will only be allowed for the following uses/activities in group housing flats. However, for these activities, a maximum of 30 percent of the total floor area can be used in the parking floor. The remaining 70 percent of the area will be used for parking.
2) केवल ग्रुप हाउसिंग फ्लैटस के प्रकरणों में स्टिल्ट एवं बेसमेट व अन्य मंजिलो पर प्रस्तावित पार्किंग पलोर पर निम्न उपयोग/गतिविधिया अनुज्ञेय होगी। लेकिन निम्नलिखित गतिविधियो/उपयोग हेतु उक्त पार्किंग फ्लोर में कुल क्षेत्रफल का अधिकतम 30 प्रतिशत क्षेत्रफल ही उपयोग में लिया जा सकेगा। शेष 70 प्रतिशत क्षेत्र पार्किंग के उपयोग में लिया जायेगा।
(i) Community toilet/special facility toilet
(i) सामुदायिक शौचालय/विशेष योग्यजन शौचालय
(ii) Switch and guard room
(ii) स्विच एवं गार्डरुम
(iii) Permissible commercial use (only on stilt floor)
(iii) अनुज्ञेय व्यवसायिक उपयोग (केवल स्टिल्ट फ्लोर पर)
(iv) Office of the residents’ committee
(iv) भवन निवास कर्ताओं की समिति का कार्यालय
(v) Reception room
(v) स्वागत कक्ष
(vi) Community facilities for residents
(vi) भवन निवास कर्ताओं के लिये सामुदायिक सुविधाऐ
Maximum height of steel floor based on the area of the plot:
स्टील्ट फ्लोर की अधिकतम ऊँचाई भूखण्ड के क्षेत्रफल के आधार
• Less than 750 sq.m. – 2.50 m
• 750 कमी से कम- 2.50 मी.
• 750 sq.m. to 1500 sq.m. – 4.5 m
• 750 मी. से 1500 व.मी. तक 4.5 मी.
• 1501 sq.m. to 5000 sq.m. – 6.5 m
• 1501 मी. से 5000 व.मी. तक 6.5 मी.
• For group housing schemes with more than 5000 sq.m. of area, height can be adjusted as per the requirement for parking.
• 5000 भी से अधिक क्षेत्रफल के ग्रुप हाउसिंग योजना भूखण्ड पार्किंग हेतु आरक्षित किये जाने पर आवश्यकतानुसार ऊँचाई अनुशेष की जा सकेगी।
Note:
नोट:-
The height of the steel floor will not be included in the calculation of the maximum permissible height of the building if it is used only for permitted parking, as per the above mentioned criteria.
उपरोक्तानुसार स्टील्ट फ्लोर का पार्किंग मय अनुज्ञेय उपयोग हेतु ही किये जाने पर ऊँचाई को भवन की गणना योग्य अधिकतम ऊँचाई में सम्मिलित नहीं किया जायेगा।
