English translation with original Hindi content of Regulation No. 8.5 to 8.7 ( contain of submission drawing) of the Jaipur building bye laws 2020
8.5. The site map to be given along with the application shall not be in a scale of less than 1:500 for an area up to one hectare and in a scale of not less than 1:1000 for areas more than one hectare or may be in such a scale as the situation requires. may be clear and the following particulars shall be shown therein.
आवेदन पत्र के साथ दिया जाने वाला स्थल मानचित्र एक हैक्टेयर क्षेत्र तक के लिये 1:500 से कम के स्केल में तथा एक हैक्टेयर से अधिक क्षेत्रों के लिये 1:1000 से कम के स्केल में नहीं होगा अथवा उस स्केल में हो सकता है जिससे स्थिति स्पष्ट हो सके और उसमें निम्नलिखित ब्यौरे दर्शाये जावेगे।
(a) the extent of the adjoining land.
(क) लगती हुई भूमिस्थल की सीमा ।
(b) The position of the site in relation to the surrounding road and its relation.
(ख) आसपास के पथ व उसके संबंध में स्थल की स्थिति।
(c) the name of the street where the building is to be constructed.
(ग) पथ का नाम जहां पर कि भवन निर्मित किया जाना है।
(d) All existing buildings on, over and under the site;
(घ) स्थल पर व उसके ऊपर और उसके नीचे समस्त विद्यमान भवन
(e) Building and all other buildings on the land on which the applicant wants to construct. Position regarding the following-
(ड.) भवन तथा समस्त अन्य भवनों को जिस भूमि पर आवेदक निर्माण करना चाहता है. की निम्नलिखित के संबंध में स्थिति-
(a) the boundaries of the site and where the site has been partitioned, the boundaries owned by the applicant; The boundaries of the portion as well as the boundaries of the portion owned by others.
(अ) स्थल की सीमाएं और जहाँ स्थल का विभाजन कर दिया है वहां आवेदक के स्वामित्व वाले भाग की सीमाएं तथा साथ ही दूसरों के स्वामित्व वाले भाग की सीमाएं।
(b) all buildings, buildings (including floors) adjoining those mentioned in (a) and premises situated within a distance of 12 metres, and
(ब) (क) में वर्णित के साथ लगते हुए समस्त वय, भवन (मंजिलों सहित) 12 मीटर की दूरी तक के भीतर स्थित परिसरों, और
(c) if there is no road within a distance of 12 meters from the site, the nearest existing road.
(स) यदि स्थल से 12 मीटर की दूरी के भीतर कोई पथ नहीं हो तो निकटतम विद्यमान पथ ।
(f) the way leading from the street to the building and all other buildings which the applicant intends to erect on his appurtenant land mentioned in (a).
(च) पथ से भवन तथा समस्त अन्य भवनों, जो कि प्रार्थी (क) में वर्णित अपनी संलग्न भूमि पर निर्मित करना चाहते हैं, में जाने के लिये मार्ग।
(g) the space left within and around the building to ensure the free movement of air, the penetration of light and passage for cleaning purposes and the details of the portion (if any) projected over the open spaces.
(छ) वायु के निर्बाध आवागमन, प्रकाश के प्रवेश तथा सफाई के आयोजनों के लिये रास्ते को सुनिश्चित करने के लिए भवन के भीतर और चारों ओर छोड़ा गया स्थान और खुले स्थानों के ऊपर आगे निकले भाग के विवरण (यदि कोई हो) ।
(h) the reference mark of the northern direction in relation to the plan of the building.
(ज) भवन के मानचित्र के संबंध में उत्तरी दिशा का निर्देश चिन्ह।
(i) Physical structures on the site such as wells, drains, electric and telephone lines, etc.
(झ) स्थल पर स्थित भौतिक संरचनाएं जैसे कुएं, नालियां, बिजली और टेलीफोन की लाइनें इत्यादि ।
(k) Sewerage and drainage lines and water supply lines up to the point of discharge.
(ट) निकास बिन्दु तक मलवाही तथा जल निकास लाइने और जल प्रदाय लाइने ।
(l) such other details as may be prescribed by the concerned body.
(ठ) ऐसे अन्य विवरण जो संबंधित निकाय द्वारा निर्धारित किये जायें।
8.6. The maps such as plans, elevations and sections to be attached with the application shall not be of a scale of less than 1:100 or of such a scale that the position is clear. building construction The permission officer can give instructions to applicant to give maps on the scale as per the requirement.
8.6. आवेदन पत्र के साथ लगाये जाने वाले मानचित्र जैसे प्लान, एलिवेशन एवं सैक्शन 1:100 से कम के माप के नहीं होंगे अथवा उस साप के हो जिसमें स्थिति स्पष्ट हो। भवन निर्माण अनुज्ञा अधिकारी आवश्यकतानुसार स्केल पर प्राथी को मानचित्र देने के लिये निर्देश दे सकता है।
(a) Plans of all the floors in the map showing the area covered and their measurements based on the building structure, sizes of rooms, stairs, ramps and Position, size and location of Liftwell, bathroom, toilet etc. should be clearly mentioned.
(क) मानचित्र में सभी तलों के तल चित्र (प्लान) आच्छादित क्षेत्र को दर्शित करते हुए और भवन संरचना के आधार उनकी नाप, कमरों के आकार, सीढ़ियाँ, रपटो (रेम्पो) तथा लिफ्टवेल, स्नानागार, शौचालय इत्यादि की स्थिति, आकार और स्थान को स्पष्टतः दिखाया जावेगा।
(b) the uses or occupancies of all parts of the building shall be shown.
(ख) भवन के सभी भागों के उपयोग या अधिवास, दिखाये जायेंगे।
(c) section plans showing the thickness of the walls of the underground storey, the size and location of the frame structure and its components, the floor slabs and roof slabs of the storeys and the doors, windows and other exteriors; The openings and their dimensions should be clearly shown. The height of the building and rooms shall be shown in the section, as well as the height of the parapet and of the water drains and of the roof. At least one section will be through stairs.
(ग) सैक्शन के मानचित्र जिनमें भूमिगत तल की दीवार की मोटाई, फ्रेम संरचना व उसके अवयवों का आकार और स्थान तलों के फर्श (स्लेब) और छत के स्लेबों तथा दरवाज, खिड़कियों और अन्य बाहर की ओर खुलने वाले स्थान व उनकी नाप को स्पष्ट रूप से दिखाया गया हो। सैक्शन में भवन और कमरों की ऊंचाई, साथ ही पैरापेट की ऊंचाई तथा जल निकास और छत के उलान सहित दर्शित किये जायेंगे। कम से कम एक सैक्शन सीढी से होकर होगा।
(d) Elevation shall be shown on all sides.
(घ) सभी ओर के बाहरी स्वरूप (एलीवेशन) दर्शाये जायेंगे।
(5) It will be solely the responsibility of the private developer to comply with the provisions of the Real Estate (Regulation and Development) Act, 2016 and the Rajasthan Real Estate (Regulation and Development) Rules, 2017 framed thereunder.
(5) रियल एस्टेट (रेगुलेशन एण्ड डवलपमेंट) अधिनियम, 2016 एवं इसके तहत बनाये गये राजस्थान रियल एस्टेट (रेगुलेशन एण्ड डवलपमेट) नियम, 2017 के प्रावधानों की पालना किये जाने का सम्पूर्ण दायित्व निजी विकास कर्ता का ही होगा।
8.7. For multi-storied/special buildings, the following additional information will be given/shown in the map-
8.7. बहुमंजिले/विशिष्ठ भवनों के लिये मानचित्र में निम्नलिखित अतिरिक्त सूचना दी जायेगी/दर्शित की जावेगी-
(a) the layout of the route and building for fire fighting vehicles with details of the circle of movement of the vehicles; Passage for motor vehicles all around.
(क) वाहनों के घूमने के सर्किल के ब्यौरे सहित अग्निशमन वाहनों के लिये मार्ग तथा भवन के चारों और मोटरयान के लिये मार्ग।
(b) the size (width) of the main and alternate staircases and the accompanying balcony entrances, Access from gallery or airy lobby.
(ख) मुख्य तथा वैकल्पिक सीढ़ियों का आकार (चौड़ाई) तथा उसके साथ बालकनी से प्रवेश, गैलरी या हवादार लॉबी से प्रवेश।
(c) the location and details of the lift.
(ग) लिफ्ट के लिये स्थान और ब्यौरे।
(d) Fire fighting provisions like fire fighting equipment’s, fire tower (if be proposed), refuge area etc.
(घ) अग्निशमन संबंधित प्रावधान यथा अग्निशमन सम्बन्धी उपकरणों फायर टॉवर (यदि प्रस्तावित किया जावे), शरण क्षेत्र आदि।
(f) Map showing the routes and parking places of vehicles;
(च) वाहनों के मार्ग एवं वाहन खड़े करने के स्थल, दिखाते हुए मानचित्र |
(g) In hospitals and buildings with special hazards Details of exit including provision of ramps
(छ) अस्पताल तथा विशेष जोखिम वाले भवनों में निकास के ब्यौरे, रपटों (रैम्प्स) की व्यवस्था सहित।
(h) Location of generator, transformer and switchgear rooms.
(ज) जनरेटर, ट्रांसफार्मर और स्विचगीयर कक्ष की स्थिति।
(i) Earthquake proof provisions for multi-storied buildings as per the provisions of Part-V of the National Building Code, a declaration from the applicant and a registered structural engineer; and Certificate in the prescribed format from a registered engineer for structural safety.
(झ) बहुमंजिले भवनों के लिए भूकम्परोधी प्रावधान नेशनल बिल्डिंग कोड के पार्ट- V के प्रावधानों के अनुरूप प्रार्थी एवं पंजीकृत स्ट्रक्चरल इंजीनियर से घोषणा पत्र तथा संरचनात्मक सुरक्षा हेतु पंजीकृत इंजिनियर का निर्धारित प्रारूप में प्रमाण-पत्र।
