As a new firm, you’ll have every role and responsibility necessary for managing a architecture firm : Aside from being the owner and principal of the company, you’ll also have to take on all of the other roles of the business until you’re in a position to hire an draftsmen , accountant and other staff.

Develop Hand Skills, Not Just CAD Skills: Don’t miss the opportunity to develop your own hand drawing skills this give you the ability to quickly communicate ideas to potential clients or your staff is most important.

Illumination in architecture

Good illumination or lighting is necessary for all buildings and has three primary aims.

  • To promote work and other activities carried out within the building;
  • To promote the safety of the people using the building
  • To create, in conjunction with the structure and decoration, a pleasing environment conducive to interest of the occupants and a sense of their well-being.

Illumination can transform the night-time appearance of a building or landscape. The aesthetics, usability and desirability of a structure or place can be increased by good illumination design.

Basic Terminology and Definitions

In illumination, four main units are used to describe light and its effects

Luminous flux : Luminous flux (Φ) is the quantity of the energy of the light emitted per second in all directions. unit :- lumen (lm).

Luminous  intensity : Luminous intensity (I) is the ability to emit light into a given direction, or it is the luminous flux that is radiated by the light source in a given direction within the unit of the spatial angel.  unit :-candela.

Illuminance : Illuminance (E) is the total luminous flux incident on a surface, per unit area. unit :- lux (lx).

Luminance : Luminance (L) is the luminous intensity emitted by the surface area of 1 cm² (or 1 m²) of the light source.

NBC 2016 Part 8/Subsection 5A covers the requirements for planning, design, installation, operation, maintenance and inspection of lifts

General Terms Relating to Lifts

LIFT (elevator) : Lift  An appliance designed to transport persons or materials between two or more levels in a vertical or substantially vertical direction by means of a guided car. The word ‘elevator’ is synonymously used for ‘lift’.

Dumb Waiter : A lift with a car which moves in guides in a vertical direction; has a net floor area not exceeding 1 m2. dumb waiter total inside height of 1.2 m, whether or not provided with fixed or removable shelves; has a capacity not exceeding 250 kg and is exclusively used for carrying materials and shall not carry any person.

Lift Pit : The space in the lift well below the level of the lowest lift landing served

Lift Landing : That’ portion of a building or structure used for discharge of passengers or goods or both into or from a lift car.

Rated Load (Lift) : The maximum load for which the lift car is designed and installed to carry safely at its rated speed.

Rated Speed (Lift) : The mean of the maximum speed attained by the lift car in the upward and downward direction with rated load in the lift car

MRL Lift : MRL Lift  It do not have a fixed machine room on the top of the hoistway, instead the traction hoisting machine is installed either on the top side wall of the hoistway or on the bottom of the hoistway. 

Intended use of lift : The number of lifts and their capacities (that is, load and speed) required for a given building shall be suitably decided to meet the intended requirement.

System performance : System performance criteria shall be based on building type (residential, commercial, hotel, hospital, etc)

Accessibility requirements : All lifts installed for public use shall meet the accessibility requirements in accordance with 13 of Part 3 ‘Development Control Rules and General Building Requirements’ of the NBC-2016

Environmental conditions : Lifts directly exposed to atmospheric conditions, that is, weather (for example, those meant for external applications), or any other adverse condition shall be appropriately designed and protected for that particular condition.

Considerations for Selection of Lifts

Type of main drive for lift : Whether electric traction, geared or gearless or hydraulic depending on speed, stops/travel height and capacity requirement.

Civil engineering requirements : Machinery location that is, machinery to be located in machine room or machinery to be kept inside lift well thereby eliminating conventional machine room.

Seismic considerations : Whether the lift is to be protected against seismic forces or whether the lift is to be rescued to a landing on detection of earthquake or both.

Types of Lift

  • Virtually limitless rise (high & mid rise)
  • High speeds, but high installation cost

  • Limited to heights of about 60 ft. (6 stories)

  • Lower initial cost – higher power consumption

Geared Traction lift

Lift have a gearbox that is attached to the motor, which drives the wheel that moves the ropes.  Geared traction lift are capable of travel speeds up to 500 feet per minute. The maximum travel distance for a geared traction elevator is around 250 feet.

Gearless Traction lift

Gear-less Traction Elevators have the wheel attached directly to the motor.  Gear-less traction elevators are capable of speeds up to 2,000 feet per minute and they have a maximum travel distance of around 2,000 feet so they are the only choice for high-rise applications.

Geared traction elevators are middle of the road in terms of initial cost, ongoing maintenance costs, and energy consumption. Gear-less traction elevators have a high initial cost, medium ongoing maintenance costs, and use energy a bit more efficiently than geared traction elevators.

Hydraulic elevators

Elevator are supported by a piston at the bottom of the elevator that pushes the elevator up as an electric motor forces oil or another hydraulic fluid into the piston. 

The elevator descends as a valve releases the fluid from the piston. They are used for low-rise applications of 2-8 stories and travel at a maximum speed of 200 feet per minute. The machine room for hydraulic elevators is located at the lowest level adjacent to the elevator shaft.

Bottom Drive Lift

For building up to about 8 floors the lift machine room may located at / below the lowest floor

  • The system is for less then 8 floors
  • The car speed is limited to 1m/s
  • The lift machine create more noise in lift shaft
  • More maintenance cost
  • Vibration is more difficult to isolate from structure
  • Impose greater load on structure
  • The system cost is more

Recommended Dimensions of Passenger Lifts and Service Lifts

As per Clause 5.10.3.1 of  section 5A of Part-8 of NBC 2016

NOTE
1 All dimensions given above for lifts having two panel telescopic doors (2P TSPD) with counterweight at side, are recommended dimensions primarily for architects and building planners. Any variations mutually agreed to between the manufacturer and the purchaser are permitted. However, variation in:
a)car inside dimensions shall be within the maximum area limits specified in accordance with accepted standards [8-5A(6)].
b)entrance width on higher side is permitted.
c)entrance width on lower side is permitted up to 100 mm subject to minimum of 700 mm.
d)2 Car depth of 2 100 mm may be considered in residential/commercial buildings, where use of only ambulance stretcher is envisaged. The hoist-way depth maybe reduced accordingly.

Grouping of lifts in high rise building

The lifts should be easily accessible from all entrances to the building. For maximum efficiency, they should be grouped near the centre of the building. It is preferable not to have all the lifts out in straight line and, if possible, not more than four lifts should be arranged in this manner. If more than 4 lifts have to be grouped together in a straight line, then destination control systems would require to adopted. Further, the corridor should be wide enough to allow sufficient space for waiting passengers as well as for through passengers

Lift lobbies

•All obstruction to traffic flow , particularly from passers-by , should be eliminated

•Cleary visible Ground floor lift lobby from main entrance of the building

Preferred and acceptable arrangements of lift
Not recommended
  • Main entrance should not visible for passenger within the lift car. To ensure that car are not kept waiting
  • Noise generated by lift machinery and cars should be considered in relation to sensitive areas
  • Plan for service core  and there is  buffer zone between lift lobby and the occupied space

Terms Relating to Planning and Design of Lifts

Door Closing Time (tc ) Time period measured from the instant that car doors start to close until the doors are locked.

Nominal Travel Time (NTT) The nominal travel time is defined as the time it would take to run a distance of the total travel at the rated speed of the lift without taking into account the acceleration and deceleration of the car or the intermediate stops of real runs.

Passenger Average Waiting Time (AWT) Average period of time from the instant a passenger registers a landing call or joins a queue, until the responding lift begins to open its doors at the boarding floor.

Round Trip Time (RTT) The average time taken by a single lift to make a trip from the main terminal back to the main terminal, starting from the time the car doors open at the main terminal until the car doors re-open at the main terminal after serving all demand along the way.

Handling Capacity (HC) The number of passengers that a lift system can theoretically transport during the up-peak traffic condition with car occupancy of 80 percent of the actual capacity expressed as a percent of the total building population.

Handling capacity

The handling capacity is calculated by the formula:

    HC =  (300 x Q x 100)/T x P

Where

HC = Handling capacity as the percentage of the peak population handled during 5 min.

Q = Average number of passengers carried in a car

T = waiting interval, and

P = Total population to be handled during peak morning period. (It is related to the area by a particular bank of lifts)

The value of ‘Q’ depends on the dimensions of the car. It may be noted that the capacity loaded always to its maximum capacity during each trip and, therefore, for calculate the value of ‘Q’ is taken as 80% of the maximum carry capacity of the car.

Waiting interval

The waiting interval is calculated by the formula :

T = RTT/N

Where,

T = waiting interval

N = number of lifts, and

RTT= round trip time

RTT is the sum of the time required in the following process :

a)Entry of the passengers on the ground floor,

b)Exit of the passengers on each floor of discharge,

c)Door closing time before each floor of discharge, TC

d)Door opening time on each discharging operation, TO

e)Acceleration periods,

f)Stopping and leveling periods,

g)Period of full rated speeds between stops going up, and

h)Period of full rated speeds between stops going down.

It is observed that the handling capacity is inversely proportional to the waiting  time which in turn is proportional to RTT. 

Recommended Nominal Travel Time (NTT)

As per Clause 4.2.8 of section 5A of Part-8 of NBC 2016  The recommended values for nominal travel time in case of an office, commercial or hotel building are given in Table 5 and Clause 4.2.8 Table 10 gives the nominal travel times of residential building

Installation requirements

Conformity with Lifts Act and Rules

The installation shall be carried out in conformity with Lift Acts and Rules, wherever they are in force. Like THE BOMBAY LIFT ACT, 1939, THE DELHI LIFT RULES, 1942 etc.

Conformity with The Electricity Act, 2003 and Rules/Regulations Thereunder

All electrical work in connection with installation of lifts shall be carried out in accordance with the provisions of The Indian Electricity Act, 2003

Conformity with Indian Standards

All materials, fittings, appliances, etc, used in electrical installation shall conform to Indian Standard specifications wherever these exist.

Conformity to Accessibility Requirements

All lifts installed for public use shall meet the accessibility requirements in accordance with 13 of Part 3 ‘Development Control Rules and General Building Requirements’ of the NBC 2016

Conformity with Fire Regulations

The installation shall be carried out in conformity with Part 4 ‘Fire and Life Safety’ of the NBC 2016 and the state fire acts/local fire regulations, wherever they are in force.

Escalators

Escalator — A power driven, inclined, continuous stairway used for raising or lowering passengers.

Named Escalator by Charles Seeberger in 1897 by combining the latin word for steps “scala” and elevator

Escalators are desirable where the movement of people are in large numbers at a controlled rate in the minimum of space for example, railway stations, shopping centres/malls, airports, etc. These encourage people to circulate freely and conveniently.

Inclination of 30º & 35º are common

ESCALATOR CONFIGURATION

Escalators occupy more space than stairs in order to accommodate their inclination. There are few standard escalator arrangements as shown in Figure Type (a) and Type (b) provide efficient circulation by providing the shortest transition path and time from one escalator and the next.

Type (b) requires larger structural opening than Type (a) and Type (c) and present users with a higher risk of falling into the void.

Type (c) is typical of a store as it allows the store to lengthen the circulation route past goods for sale. This configuration also takes up free space

HOUSING FINANCE

Housing finance refers to the process of providing financial assistance to individuals or organizations to purchase or construct a home or other type of housing unit. Housing finance can take many forms, including mortgages, home loans, and construction loans, among others.

In most cases, housing finance is provided by financial institutions such as banks, credit unions, and other lending institutions. These institutions typically require borrowers to meet certain eligibility criteria, such as having a good credit score and a stable source of income. Borrowers may also be required to provide a down payment and meet certain other conditions, such as obtaining mortgage insurance.

According to Wallace F. Smith “Housing finance is a factor of production quite distinct from labour, materials and risk-taking.”  

Housing finance can be an important component of the housing market, as it enables individuals and organizations to purchase or construct housing units that they may not be able to afford otherwise. Housing finance can also play a role in promoting economic development and growth, by creating jobs and generating economic activity related to construction and home ownership.

The price of other factors involved in housing construction need to be paid mostly in cash at time they are used. In housing sector finance serves the following vital purposes.

Finance is needed for:

(a)  Purchase and development of house-sites, purchase of building materials and actual building a house;

(b)  Meeting the annual charges consisting of the upkeep and maintenance expenses including rehabilitation of kutcha houses, taxes, interest and amortization charges on capital; and

(c)  Covering risks involved in long term housing investment.

Most of the developed economies invest, on an average, 5% of their annual GNP (Gross national product) on housing . India spends about 2 to 3% of its GNP on housing, which is a very low level of investment compared to that of other developing countries.

Generally, the existing housing finance system in India consists of two components, one is formal sector, and another the informal sector.

The formal sector : includes the budgetary allocations of central and state governments, assistance from financial institutions like the Life Insurance Corporation (LIC), GIC, UTI, NHB, Housing Development Finance Corporation, (HDFC), commercial Banks, cooperative housing finance societies, and so on.

The informal sector : on the other hand, contributes to the housing finance system through various sources. These include liquidation of personal assets such as savings in cash and kind, land and agricultural property, borrowings from friends, relatives and from informal money lenders or credit unions

Housing finance can be classified in these categories:

  1. Period wise classification: the most important classification according to the period or duration of credit may falls in to these categories viz.
    1.   Short-term loan (6 to 18 month)
    2.   Medium-term loan (2-5 years)
    3.  Long-term loan (5-25 years)
  2. Purpose wise classification-:
    1.  Credit for construction/extension
    2.  Credit for plot purchase
    3.  Credit for maintenance of House
    4.  Credit for Housing expenditure/renovation
    5.  Credit for purchasing flat/individual house
  3. Security wise classification
    1. Secured:
      1.  Secured against mortgage of land
      2. Secured against some tangible property of debtor as- bond,   insurance policies etc.
    2.   Unsecured: The unsecured loans are generally offered on the personal   security of the borrower. It is advance on the promissory or personal notes   of the borrower with or without another’s guarantee.
  4. Credit wise classification-
    1.   (i) Institutional credit
    2.   (ii) Non institutional credit

Role of financial institutions in housing

Roles of the financial institutions in the provision of housing are :

  • Upgrading and improvement of informal homes
  • Creation of job for participants in housing projects
  • Finance of companies engaged in the manufacturing/production of building materials
  • Increase in sale of building materials
  • Significant growth of real estate sector
  • Improvement of urban area
  • Finance of research aimed at improving housing patterns and standard

Risk involved in housing finance

  • Risks in analysis of the security: The valuation of the house property is quite laborious and full of uncertainties and so full of risk and hence, lenders hesitate to lend. With the result, housing finance tends to develop at a very low pace.
  • Risks in affirmation of borrower’s legal position: Another phase of analysis of the security behind housing loan is the determination of the legal position of the debtor (borrower).
  • Risks in tracing evidence of title of ownership: Before lending against the security of house, the lender must make certain that full ownership of the house is actually on the name of the borrower, and he also must make sure that no other claims to the property are outstanding.

National Housing Bank (NHB)

The National Housing Bank was established in 1988 and it was set up as a subsidiary to RBI to augment the flow of institutional finance to the housing sector and promote and regulate housing finance institutions

Objectives of NHB are

  • To promote a sound, healthy, viable and efficient housing finance system to cater to all segments of the population.
  • To support housing finance institutions through financing and capacity building measures.
  • To catalyze flow of funds to all regions and incomes groups.
  • To develop market infrastructure for sound growth of housing finance system.
  • To ensure expansion and stability in the housing finance market.

The Housing and Urban Development Corporation (HUDCO)


HUDCO as a major public sector agency has significant role in channeling funds to the State Housing Boards, development authorities, Improvement Trusts, and Co-operative societies, etc.

  • Providing long term finance for construction of houses and urban development programs in the country .
  • Finance or undertake, wholly or partly, the setting up of the new or satellite towns.
  • Subscribe to the debentures and bonds to be issued by the State Housing Urban Development Boards, Improvement Trusts, Development Authorities etc. specifically for the purpose of financing housing and urban development programs.
  • Finance or undertake the setting up of industrial enterprises of building material.
  • Administers the money received, from time to time, from the Government of India and other sources as grant or otherwise for the purposes of financing or undertaking housing and urban development programs in the country, and promote, establish, assist, collaborate and provide consultancy services for the projects of designing and planning of works relating to Housing and Urban Development programs in India and abroad.
  • Undertakes business of Venture Capital Fund in Housing and Urban Development Sectors facilitating Innovations in these sectors and invest in and/or subscribe to the units/shares etc. of Venture Capital Funds promoted by Government/Government Agencies in the above areas.
  • Set up HUDCO’s own Mutual Fund for the purpose of Housing and Urban Development programs and/or invest in Mutual Funds, promoted by the Government/Government Agencies for the above purpose.

The Life Insurance Corporation (LIC)

The Life Insurance Corporation of India was founded in 1956 when the Parliament of India passed the Life Insurance of India Act that nationalised the private insurance industry in India. Over 245 insurance companies and provident societies were merged to create the state owned Life Insurance Corporation.

Cooperatives Housing Societies

A two-tier structure is existed in the field of cooperative housing. At grass toot level thee are primary cooperatives housing societies and at the state level the apex cooperative housing federations which provide funds to the primary housing cooperative in their respective jurisdiction.

The primary societies – the primary cooperatives can briefly be classified into following 4 groups; 1.Tenant ownership housing societies 2.Tenant co-partnership housing societies.   3.House mortgage societies 4.House construction or house building societies.

These housing cooperatives have collective ownership of houses together with common facilities and services. They encourage members to save, collect capital requirement, assist members in mobilizing necessary financial and other resources, build houses at reduced costs and promote healthy community living by creating an improved socio-economic environment.

Apex cooperative housing federations (ACHFs):

The performance of housing cooperatives is highly influenced by the quantum of funds available to them.

In all 25 ACHFs are functioning at the State/Union Territory level out of which 23 are members of NCHF (National Cooperative Housing Federation of India). About 29000 housing cooperatives are affiliated to the ACHFs.

The housing units generated through Housing Cooperatives mostly cater to the needs of middle and high income groups in cities and lower income groups in rural areas. The main constraint faced by Cooperative Housing Movement was allotment of serviced land for construction of housing units by the Primary Cooperatives.

Grameen Bank Model

Muhammad Yunus first conceptualised the Grameen Bank -originally Bank of the Poor – system in Bangladesh in 1976. Believing that credit is a human right, and disagreeing with conventional banking systems that exclude the poor from receiving this right on the assumption that they will not repay loans, he created a methodology and institution centred around the unique circumstances and needs of the poorest of the poor

Micro Banking is an initiative for banking services to the poor and economically marginalized people who otherwise don’t have access to the banks. It is characterized by small size of loans and small saving mobilization among the low income groups. Micro finance is emerging as an effective and popular means in the struggle against poverty.

The Self Help Group (SHG) system is mainly found in India, where it is used by both MFIs (Micro Finance Institute) and banks

However, housing finance can also be a source of risk, particularly if lending standards are not properly enforced or if borrowers take on more debt than they can realistically manage. This can lead to default and foreclosure, which can have negative impacts on both individual borrowers and the wider economy. To mitigate these risks, financial institutions and governments often implement regulations and policies aimed at promoting responsible lending and borrowing practices in the housing market.

Housing Standards

As per IS 8888 (part-I) : 1993 Indian Standard OF LOW INCOME HOUSING – GUIDE

Plot Size

The minimum plot size with ground coverage not exceeding 75 % shall

  • not be less than 40 m2 in small and medium town
  • not less than 30 m2 in metropolitan cities.

Plot sizes below 30 m2 but not less than 15 m2 may be permitted in case of cluster planning, however, in such cases the

  • ground coverage shall be 100 %
  • FSI shall be 2 %

Minimum Frontage
The minimum frontage of the plot shall be 3.6 m in width

The density norms

The density norms for plotted development and mixed development shall be as follows:
Type of Development : Range of Densities ( Gross )
Plotted development 65-120 plots per hectare
Mixed development
Small towns 75-100 dwelling units per hectare
Cities 100-125 dwelling units per hectare
Metropolitan Cities 125-150 dwelling units per hectare

In case of developments with per dwelling unit covered area of 15 m2 maximum densities of 500 dwelling units per hectare shall be permissible.

GENERAL BUILDING REQUIREMENT

Size of Room :

Every dwelling unit to be provided should. have at least two habitable rooms. Even if one room house is provided initially it should be capable of adding a new second room in future. However, in case single room tenaments are required to be provided where future additions are not possible, the carpet area of the multi- purpose single room, should be at least 15.5 m2.

In a house of two rooms; first room shall not be less than 9.0 m2 with minimum width of 2.5 m and second room shall be not less than 6.5 m2 with a minimum width of 2.1 m provided the total area of both the rooms is not less than 15.5 m2. In incremental housing the bigger room shall always be the first room

Water Supply Standards 

The water supply standards as indicated by the CPHEEO for different types of town / cities are :  

1  Towns provided with piped water supply but without sewerage system  Recommended maximum  water supply levels should be 70 lpcd

2  Cities provided with piped water supply where sewerage system is  existing / contemplated  Recommended maximum  water supply levels should be 135 lpcd  

3  Metropolitan and Mega cities provided with piped water supply where  sewerage system is existing/contemplated  Recommended maximum  water supply levels should be 150  lpcd ( Litre Per Capita per Day )

Sewerage and Sanitation Standards 

As per CPHEEO manual, 80% of water supply may be expected to reach the sewers  however it recommends designing minimum wastewater flow of 100 LPCD

  1. Shelter: That the house should provide a sanitary shelter, which is a basic need.
  2. Family life: house should provide adequate space for family life and related activities, viz preparation and storage of food, relaxation, recreation etc
  3. Access to community facilities; health services, schools, shopping areas, places of worship etc.
  4. Family participation in community life
  5. Economic stability: Housing is a form of investment of personal savings. It provides for economic stability and well being of the family.

Chawls , Mumbai :

Many chawls were built during the nineteenth century and twentieth century. They were built by government or private landlords to accommodate the migrants coming from villages due to the rising employment opportunities in early Mumbai. Chawls are buildings with one room or two room units of not more than two hundred square feet attached by a common corridor with shared toilets on each floor.

Core Housing

Abrams stated that core housing:

• should be of a size to accommodate the typical family from the outset,

• should be designed to be extended by the household (with training available if requested) or more likely by locally settled small contractors,

• should be owned by the resident household with loans being made available in installments to finance both the original core and the extensions,

• should be on a plot of sufficient size to accommodate expansion according to several alternative plans, show houses being built to demonstrate the alternatives,

• should be constructed from materials that allow expansion and which could be supplied through local material suppliers and producers who should also be assisted to develop in the area,

• should be designed to be comfortable given local climatic conditions, and

• must have access to water and sanitation from the time of occupation
