4.15 ग्रीन बिल्डिंग को प्रोत्साहन :-Promotion of Green Buildings

(i) ग्रीन बिल्डिंग हेतु प्रस्तावित भवन को LEED/IGBC द्वारा प्लेटिनम / गोल्ड/सिल्वर व GRIHA द्वारा 3 स्टार/4 स्टार / 5 स्टार व ASSOCHAMGEM द्वारा GEM-3/GEM-4/GEM-5 एवं EDGE द्वार EDGE Certified (20-30%)/EDGE Certified (30-40%)/ EDGE Advanced अथवा समतुल्य श्रेणी हेतु प्रमाणित किये जाने/रेटिंग दिये जाने पर ही तालिका-09 के अनुसार अतिरिक्त मानक बी.ए.आर. निःशुल्क (Incentive BAR) अनुज्ञेय होगा।

(i) For a proposed green building, additional Standard BAR (Incentive BAR) as per Table–09 shall be permitted free of cost only if the building is certified/rated in any of the following categories:

• LEED/IGBC: Platinum / Gold / Silver
• GRIHA: 3-Star / 4-Star / 5-Star
• ASSOCHAM GEM: GEM-3 / GEM-4 / GEM-5
• EDGE: EDGE Certified (20–30%), EDGE Certified (30–40%), EDGE Advanced
  or any equivalent category.

(ii) ग्रीन बिल्डिंग का निर्माण किये जाने पर मानक बी.ए.आर. (BAR) के अतिरिक्त निम्नानुसार Incentive बी.ए.आर. (BAR) बिना बेटरमेंट लेवी देय होगाः-

(ii) Upon construction of a green building, additional Incentive BAR (over and above the Standard BAR) shall be permissible without payment of Betterment Levy, as follows:

(iii) ग्रीन बिल्डिंग हेतु उपरोक्तानुसार प्रस्तावित प्रोत्साहन बी.ए.आर की राशि का रिफन्ड विकासकर्ता को भवन का अधिवास प्रमाण पत्र के साथ संबंधित संस्था से ग्रीन बिल्डिंग सर्टिफिकेट प्रस्तुत करने पर स्थानीय निकाय द्वारा किया जायेगा।

(iii) The refund of the Incentive BAR amount, as per the provisions above, shall be made to the developer by the local authority upon submission of:

• Occupancy Certificate of the building, and
• Green Building Certificate issued by the concerned rating agency.

(iv) उपरोक्त वर्णित संस्थानों से ग्रीन बिल्डिंग सर्टिफिकेट प्राप्त करने पर अलग से RECBC सर्टिफिकेट प्राप्त किया जाना आवश्यक नहीं होगा।

(iv) Once a Green Building Certificate from any of the above-listed institutions is obtained, a separate RECBC certificate shall not be required.

(v) 10,000 व.मी. से अधिक क्षेत्रफल के भवनों (फार्म हाउस एवं स्वतंत्र आवास को छोड़कर) में न्यूनतम सिल्वर रेटिंग सर्टिफिटेक किसी भी उपरोक्त वर्णित संस्था से प्राप्त किया जाना आवश्यक होगा।

(v) For buildings having a built-up area of more than 10,000 sq.m. (excluding farmhouses and standalone residential units), it shall be mandatory to obtain at least a Silver Rating Certificate from any of the above-mentioned institutions.
