4.3 आवासीय भवन (Residential building)

5. ग्रुप हाउसिंग (Group Housing) :-

(i) 5000 वर्गमीटर व इससे अधिक क्षेत्रफल के भूखण्ड पर 04 से अधिक आवासीय ईकाइयों प्रस्तावित /निर्मित होने पर ऐसी परियोजना को ग्रुप हाउसिंग की श्रेणी में माना जावेगा।

(i) On plots measuring 5000 sq. m. or more, where more than four residential units are proposed or constructed, such a project shall be considered under the category of Group Housing.
(ii) ग्रुप हाउसिंग हेतु सड़क की चौड़ाई न्यूनतम 12 मीटर होना आवश्यक होगा।

(ii) For group housing, the minimum road width shall be 12 metres.
(iii) ग्रुप हाउसिंग के भूखण्डों पर तालिका-01 में निर्धारित मापदण्डों के अनुसार भवन निर्माण स्वीकृति दी जावेगी।

(iii) Building construction approval on plots for group housing shall be granted in accordance with the standards prescribed in Table-01.
(iv) ग्रुप हाउसिंग के भूखण्डों पर पार्किंग का प्रावधान तालिका-16 के अनुसार किया जाना अनिवार्य होगा।

(iv) Provision of parking on plots for group housing shall be made mandatorily as per Table-16.

(v) ग्रुप हाउसिंग के भूखण्ड में ग्रीन एरिया का प्रावधान विनियम-8 के अनुसार किया जाना अनिवार्य होगा।

(v) Provision of green area on plots for group housing shall be made mandatorily as per Regulation-8.

(vi) ग्रुप हाउसिंग हेतु प्रस्तावित परियोजना में गणना योग्य निर्मित क्षेत्र (बी.ए.आर) का न्यूनतम 2 प्रतिशत क्षेत्र एवं अधिकतम 5 प्रतिशत क्षेत्र परियोजना के सोसाइटी कार्यालय, स्वागत कक्ष, प्रतिक्षायल, कॉमन / विशेष योग्यजन हेतु टॉयलेट अन्य सार्वजनिक सुविधाऐं यथा सामुदायिक हॉल, कॉमन स्टोर, पुस्तकालय, क्लब, जिम, इनडोर गेम्स / स्विमिंग पूल / योगा मेडिटेशन हॉल हेतु रखा जाना आवश्यक होगा।
(vi) In projects proposed for group housing, a minimum of 2% and a maximum of 5% of the computed built-up area (B.A.R.) shall be reserved for society office, reception, waiting lounge, toilets for common use / for differently-abled persons, and other public amenities such as community hall, common store, library, club, gym, indoor games area, swimming pool, and yoga/meditation hall.

उक्त के अतिरिक्त अधिकतम 3 प्रतिशत क्षेत्र शिक्षा एवं स्वास्थ्य संबंधी सुविधाओं आदि हेतु रखा जा सकेगा।
उक्त क्षेत्र केवल भवन निवासियों की सुविधाओं के लिए ही आरक्षित रहेगा, जिसका विक्रय नहीं किया जा सकेगा तथा विकासकर्ता द्वारा उक्त सुविधा क्षेत्र विकसित कर इसको रख-रखाव हेतु आर.डब्ल्यू.ए को हस्तान्तरित करना होगा। उक्त सुविधाएँ केवल भवन निवासियों के उपयोग हेतु ही रखी जावेगी एवं परियोजना के बाहर किसी अन्य व्यक्ति / संस्था को उपयोग हेतु नहीं दी जा सकेगी।
उक्त सुविधाएँ भूखण्ड मे किसी भी बिल्डिंग ब्लॉक में बेसमेंट, स्टिल्ट फ्लोर अथवा किसी भी तल पर अथवा पृथक भवन अथवा भवन ईकाइयों के रूप में भी अनुज्ञेय होंगी।

In addition to the above, a maximum of 3% area may be reserved for facilities related to education and health, etc.

This area shall be reserved only for the use of the building residents, shall not be sold, and shall be developed by the developer and handed over to the Residents Welfare Association (R.W.A.) for maintenance. Such facilities shall be kept exclusively for the use of the residents and shall not be provided for use by any person or institution outside the project.

These facilities may be located in the basement, stilt floor, or any floor of any building block, or as a separate building or building units within the plot.
(vii) कुल प्रस्तावित गणना योग्य क्षेत्र (बी.ए.आर) का न्यूनतम 1 प्रतिशत निर्मित क्षेत्र अथवा 1000 वर्गमीटर निर्मित क्षेत्र, जो भी कम हो, खुदरा व्यवसायिक (दैनिक उपभोग हेतु) दुकानों के लिए (साईज अधिकतम 45 वर्गमीटर) रखा जाना अनिवार्य होगा। उक्त खुदरा व्यावसायिक सहित कुल गणना योग्य निर्मित क्षेत्र (बी.ए.आर)_का अधिकतम 5 प्रतिशत तक निर्मित क्षेत्र वाणिज्यिक उपयोग हेतु अनुज्ञेय किया जा सकेगा। इस व्यवसायिक प्रस्तावित निर्मित क्षेत्र का उपयोग ग्रुप हाउसिंग के निवासियों के दैनिक प्रयोजन हेतु उपयोगी व्यवसाय हेतु ही अनुज्ञेय होगा। इन दुकानों में ऐसी कोई गतिविधि अनुज्ञेय नहीं होगी जो भवन निवासियों के लिए हानिकारक एवं संकटमय हो।
व्यवसायिक उपयोग के क्षेत्रफल पर आवासीय आरक्षित दर का 40 प्रतिशत शुल्क देय होगा।

(vii) A minimum of 1% of the total proposed computed built-up area (B.A.R.), or 1000 sq. m. of built-up area, whichever is less, shall be mandatorily reserved for retail commercial shops (for daily needs), with a maximum shop size of 45 sq. m.. Including these retail shops, a maximum of 5% of the total computed built-up area (B.A.R.) may be permitted for commercial use.

The commercial built-up area so proposed shall be permitted only for businesses useful for the daily needs of the group housing residents. No activity shall be permitted in these shops that may be harmful or hazardous to the residents.

The area permitted for commercial use shall be subject to a fee equivalent to 40% of the residential reserved rate.
