4.4 वाणिज्यिक भवन (Commercial Building) :-
3. वाणिज्यिक परिसर :-
किसी भी प्रकार वाणिज्यिक परिसर, कार्यालय परिसर, रेस्टोरेन्ट, बैंक आदि हेतु मापदण्ड योजना होने पर योजना के अन्यथा तालिका-01 के अनुसार रखे जाने अनिर्वाय होंगे।
3. Commercial Complex:
For any type of commercial complex, office complex, restaurant, bank, etc., if part of a planned scheme, the standards shall follow the scheme provisions; otherwise, compliance with Table-01 shall be mandatory.
4. गेस्ट हाउस (Guest House) / लोजिंग एवं बोर्डिंग हाउस (Lodging & Boarding House)
(i) गेस्ट हाउस/लोजिंग एवं बोडिंग हाउस, व्यावसायिक / गेस्ट हाउस प्रयोजनार्थ जारी लीजडीड पर अनुज्ञेय होगा।
(ii) भूखण्ड का न्यूनतम क्षेत्रफल 500 वर्ग मीटर होगा।
(iii) बड़े शहरों में 18 मीटर व मध्यम/लघु शहरों में 12 मीटर से कम प्रस्तावित सड़क पर अनुज्ञेय नहीं होंगे।
(iv) अन्य तकनीकी मानदण्ड यथा सैटबैक, बी.ए.आर.. भू-आच्छादन, ऊँचाई आदि तालिका-1 के अनुसार अनुज्ञेय होंगे।
4. Guest House / Lodging & Boarding House:
(i) Guest House / Lodging & Boarding House shall be permissible only on lease deeds issued for commercial / guest house purposes.
(ii) The minimum plot area shall be 500 sq. m.
(iii) In large cities, they shall not be permitted on proposed roads less than 18 m wide, and in medium/small towns, not on roads less than 12 m wide.
(iv) Other technical standards such as setbacks, FAR, ground coverage, height, etc., shall be permissible as per Table-01.
