4.6 संस्थागत भवन (Institutional Building) :-

1. सामान्य नियम (General Rules) :-

(i) संस्थागत भूखण्ड किसी स्वीकृत योजना का हिस्सा होने पर योजना के प्रावधान / पैरामीटर्स लागू होंगे व सड़क की चौड़ाई योजना अनुसार ही रखी जावेगी अन्यथा तालिका-01 के अनुसार रखे जाने होगें।

(i) If an institutional plot is part of an approved layout plan, the provisions and parameters of that plan shall apply, and the road width shall be as per the approved plan; otherwise, it shall be as per Table–01.

(ii) राजकीय / अर्द्धराजकीय सार्वजनिक उपयोग के भवनों यथा कार्यालय भवन, पुलिस चौकी, आंगनबाडी, लायेब्रेरी, वृद्धाश्रम, पटवारघर आदि हेतु भूखण्ड के न्यूनतम क्षेत्रफल व सड़क की न्यूनतम चौडाई की बध्यता नहीं होगी।

(ii) For government/semi-government public buildings such as office buildings, police posts, anganwadis, libraries, old-age homes, patwar offices, etc., there shall be no restriction on minimum plot area or road width.

(iii) संस्थागत उपयोग के भवनों यथा मेडिकल कॉलेज / मेडिकल हेतु प्रशिक्षण संस्थान / हॉस्पिटल / डिस्पेंसरी व अन्य चिकित्सा संबंधी संस्थाओं हेतु मानक बी.ए.आर. 3.0 अनुज्ञेय होगा।

(iii) For institutional buildings such as medical colleges, medical training institutes, hospitals, dispensaries, and other health-related institutions, the standard FAR (BAR) permissible shall be 3.0.

(iv) शैक्षणिक संस्थाओं यथा स्कूल, कॉलेज, महाविद्यालय आदि में संबंधित विभाग द्वारा निर्धारित मानदण्डों की सुनिश्चितता की जानी होगी।

(iv) For educational institutions such as schools, colleges, and universities, compliance with the standards prescribed by the respective regulatory department shall be ensured.

(v) 2 हैक्टेयर से बडे शैक्षणिक संस्था / चिकित्सालय हेतु कैम्पस प्लानिंग होने पर मूल संस्थानिक उपयोग के साथ-साथ सहायक सुविधाऐं यथा हॉस्टल, स्टाफ क्वार्टर केन्टीन, लघु दुकाने, बैंक, एटीम आदि अनुज्ञेय होंगे। मूल उपयोग हेतु प्रस्तावित बी.ए.आर. का अधिकतम 20 प्रतिशत हॉस्टल / स्टाफ क्वार्टर हेतु एवं अधिकतम 05 प्रतिशत वाणिज्यिक सुविधाओं हेतु रखा जाना होगा।

(v) For educational institutions or hospitals having a campus area of more than 2 hectares, along with the main institutional use, ancillary facilities such as hostels, staff quarters, canteens, small shops, banks, ATMs, etc. shall be permissible.

• A maximum of 20% of the FAR proposed for the main institutional use may be utilized for hostels/staff quarters, and
• A maximum of 5% of the FAR may be utilized for commercial facilities.

(vi) संस्थागत बहुमंजिले भवन 1000 व.मी. से अधिक क्षेत्रफल के भूखण्डों पर तथा सड़क की चौडाई सभी श्रेणी के शहरों में न्यूनतम 18 मीटर पर ही देय होंगे।

(vi) Multi-storey institutional buildings shall be permissible only on plots larger than 1000 sq. m., and where the road width is a minimum of 18 m, irrespective of the category of city.

(vii) संस्थागत भूखण्ड में ग्रीन एरिया का प्रावधान विनियम-8 के अनुसार किया जाना अनिवार्य होगा।

(vii) Provision for green area within institutional plots shall be made as per Regulation–8.
