4.7 मिश्रित उपयोग (Mixed Use) :-

(i) मिश्रित उपयोग हेतु जारी लीजडीड के भूखण्ड पर एक व एक से अधिक उपयोग यथा वाणिज्यिक / पर्यटन इकाई/आवासीय / संस्थागत आदि सम्मिलित रूप से अनुज्ञेय होंगे, जिसमें व्यावसायिक उपयोग अधिकतम 50 प्रतिशत ही अनुज्ञेय होगा।

(i) On a leased plot permitted for mixed use, one or more uses such as commercial, tourism, residential, and institutional shall be permissible together. However, the commercial use shall not exceed 50% of the total permissible use.

(ii) यदि मिश्रित उपयोग के पट्टे पर आवासीय व वाणिज्यिक अनुपात अंकित है तो उस अनुपात में भवन निर्माण स्वीकृति दी जा सकेगी।

(ii) If the lease deed specifies a ratio between residential and commercial use, building plan approval shall be granted in accordance with that ratio.

(iii) मानक गणना योग्य निर्मित क्षेत्र से अतिरिक्त गणना योग्य निर्मित क्षेत्र पर बेटरमेंट लेवी वास्तविक प्रस्तावित उपयोग के अनुसार ही देय होंगी अर्थात वणिज्यिक उपयोग के ऊपर की मंजिलो पर आवासीय उपयोग का निर्माण प्रस्तावित होने पर बेटरमेंट लेवी आवासीय उपयोग की दर से ली जावेगी। भवन निर्माण स्वीकृति व अन्य समस्त देय शुल्क भी भवन में प्रस्तावित उपयोग के अनुसार ही देय होगें।

(iii) For built-up area beyond the standard permissible area (FAR/BAR), the betterment levy shall be charged based on the actual proposed use.
For example, if residential use is proposed on the upper floors above commercial use, the betterment levy shall be charged at residential rates.
All other building approval fees and charges shall also be payable as per the proposed use of the building.

(iv) पार्किंग हेतु प्रावधान संबंधित प्रस्तावित उपयोगों के अनुसार प्रस्तावित करने होगें।

(iv) Parking provisions shall be made according to the respective proposed uses.

(v) आवासीय उपयोग के अनुपात में भूखण्ड के क्षेत्रफल के अनुपात की गणना कर तदानुसार ग्रीन एरिया, सामुदायिक सुविधायें एवं खुदरा दुकानो का प्रावधान भी रखना अनिवार्य होगा जो कि भूखण्ड का अनुपातिक साईज 5000 वर्गमीटर से कम होने पर फ्लैटस के प्रावधानुसार व इससे बडे अनुपातिक साईज पर ग्रुप हाउसिंग के प्रावधानो अनुसार रखने होगें अर्थात कुल प्रस्तावित गणना योग्य निर्मित क्षेत्र का 70 प्रतिशत गणना योग्य निर्मित क्षेत्र आवासीय उपयोग के प्रस्तावित होने पर भूखण्ड क्षेत्रफल के 70 प्रतिशत क्षेत्रफल को आवासीय फ्लेट्स / ग्रुप हाउसिंग का भूखण्ड मानते हुए तदानुसार आवश्यक ग्रीन एरिया रखना होगा।

(v) In proportion to the residential component of the total plot area, provision shall be made for green areas, community facilities, and retail shops.
If the proportionate plot area is less than 5000 sq. m., provisions shall follow those applicable to flats.
If it is more than 5000 sq. m., provisions applicable to group housing shall apply.
For example, if 70% of the total built-up area is proposed for residential use, then 70% of the total plot area shall be considered as residential, and the required green area shall be provided accordingly.

(vi) आवासीय उपयोग के लिए प्रवेश की व्यवस्था यथा संभव अन्य उपयोगों से पृथक करनी होगी तथा मिश्रित उपयोगो का नियोजन एवं अभिकल्पन इस प्रकार किया जायेगा जिससे इन गतिविधियों से आवासीय इकाईयों के निवासी प्रभावित न हो। इसी प्रकार आवासीय उपयोग की पार्किंग के लिए अन्य उपयोगो / पब्लिक पार्किंग से पृथक व्यवस्था करनी होगी, जिसे अनुमोदित मानचित्र पर भी दर्शाया जाना आवश्यक होगा।

(vi) As far as possible, entry and access for the residential component shall be separate from other uses.
The planning and design of mixed-use buildings shall ensure that residential occupants are not adversely affected by other activities.
Similarly, parking for residential use shall be provided separately from parking for other or public uses, and this separation shall be clearly shown on the approved building plan.
