4.5 पर्यटन इकाई भवन (Tourism Unit Building) :-

1. सामान्य नियम (General Rules) :-

(i) होटल, होटल हाउसिंग, रिजोर्ट/रिसोर्ट हाउसिंग / हैल्थ रिसोर्ट / स्पोर्टस रिसोर्ट, मोटल, गेस्ट हाउस आदि परियोजना का राज्य सरकार की पर्यटन नीति में पंजीयन होने पर ही नियमानुसार छूट / आवश्यक लाभ आदि देय होगे।

(i) Hotels, hotel housing, resorts/resort housing, health resorts, sports resorts, motels, guest houses, etc. shall be eligible for exemptions/required benefits only if the project is registered under the State Government Tourism Policy.

(ii) पर्यटन इकाईयों यथा होटल, होटल हाउसिंग, रिजोर्ट/रिसोर्ट हाउसिंग / हैल्थ रिसोर्ट / स्पोर्टस रिसोर्ट, मोटल के भूखण्ड पर कुल प्रस्तावित बी.ए.आर. का अधिकतम 10 प्रतिशत वाणिज्यिक उपयोग हेतु उस भूखण्ड में अनुज्ञेय किया जा सकेगा। प्रस्तावित वाणिज्यिक उपयोग के निर्मित गणना योग्य क्षेत्रफल पर नियमानुसार भू-उपयोग शुल्क देय होगा।

(ii) On the plots of tourism units such as hotels, hotel housing, resorts/resort housing, health resorts, sports resorts, motels, a maximum of 10% of the total proposed FAR (BAR) may be permitted for commercial use within that plot.

• For the built-up area proposed for commercial use, the land use conversion charges shall be payable as per rules.

2. होटल (Hotel):-

(i) होटल व्यावसायिक / मिश्रित / होटल प्रयोजनार्थ जारी लीजडीड/पट्टे के भूखण्ड पर अनुज्ञेय होगा।

(i) Hotels shall be permissible on plots issued for commercial / mixed-use / hotel purposes through lease deed/patta.

(ii) होटल निर्माण हेतु भूखण्ड का न्यूनतम क्षेत्रफल 500 व.मी. होगा।

(ii) The minimum plot area for construction of a hotel shall be 500 sq. m.

(iii) सड़क की चौडाई बडे शहरों में न्यूनतम 18 मी. व मध्यम/लघु शहरों में न्यूनतम 12 मीटर होने पर ही अनुज्ञेय होगा।

(iii) Hotels shall be permissible only if the road width is at least:

• 18 m in large cities
• 12 m in medium/small towns

(iv) होटल हेतु बहुमंजिला भवन 1000 वर्गमीटर से अधिक क्षेत्रफल के भूखण्ड एवं सड़क की चौड़ाई न्यूनतम 18 मीटर होने पर ही देय होंगे।

(iv) Multi-storey hotels shall be permissible only on plots of more than 1000 sq. m., and where the adjoining road has a minimum width of 18 m.

(v) राज्य सरकार की पर्यटन नीति के तहत पंजीकृत होटल हेतु प्रस्तावित भवनों में मानक बी.ए.आर. 4.00 देय होगा तथा अन्य तकनीकी मानदण्ड यथा सैटबैक, भू-आच्छादन, ऊँचाई आदि तालिका-1 के अनुसार अनुज्ञेय होंगे।

(v) For hotels registered under the State Government Tourism Policy, the permissible standard FAR (BAR) shall be 4.00, and other technical parameters such as setbacks, ground coverage, height, etc. shall be as per Table–1.
