4. रिसोर्ट (Resort) / रिसोर्ट हाउसिंग (Resort Housing) / हैल्थ रिसोर्ट (Health Resort)/स्पोर्टस रिसोट (Sports Resort) :–

(i) रिसोर्ट के एकल भूखण्ड के लिए भूखण्ड का न्यूनतम क्षेत्रफल 8000 वर्गमीटर होना आवश्यक है।

(i) For a single resort plot, the minimum plot area shall be 8000 sq. m.

(ii) रिसोर्ट हेतु न्यूनतम पहुंच मार्ग 18 मी. होना आवश्यक होगा।

(ii) The minimum approach road width for a resort shall be 18 m.

(iii) रिसोर्ट हेतु तकनीकी मानदण्ड यथा सैटबैक, भू-आच्छादन, ऊँचाई आदि तालिका-1 के अनुसार अनुज्ञेय होंगे।

(iii) Technical standards for resorts such as setbacks, ground coverage, height, etc. shall be permissible as per Table–1.

(iv) रिसोर्ट के भूखण्ड पर मानक बी.ए.आर. 0.75 देय होगा। भवन की अनुज्ञेय ऊँचाई के अन्तर्गत मानक बी.ए.आर. से अधिक बी.ए.आर. प्रस्तावित किये जाने पर नियमानुसार बेटरमेंट लेवी देय होगी।

(iv) The standard FAR (BAR) permissible on a resort plot shall be 0.75.

• If FAR beyond the standard limit is proposed within the permissible building height, a betterment levy shall be payable as per rules.

(v) रिसोर्ट में यदि कमरों / कोटेजेस्/विला का बेचान किया जाना प्रस्तावित हो तो न्यूनतम 25 प्रतिशत विक्रय योग्य क्षेत्र (मय कॉमन फैसिलिटी) का स्वामित्व विकासकर्ता/भू-स्वामी को रखा जाना होगा एवं शेष निर्मित कमरों / कोटेजेस्/विला का बेचान पंजीकृत विक्रय पत्र द्वारा किया जा सकेगा। परन्तु कोटेजेस्/विला का पृथक-पृथक भूखण्ड के रूप में बेचान नहीं किया जा सकेगा।

(v) If rooms/cottages/villas in the resort are proposed for sale:

• A minimum of 25% of the saleable area (including common facilities) must remain under the ownership of the developer/landowner.
• The remaining constructed rooms/cottages/villas may be sold through registered sale deeds.
• However, cottages/villas cannot be sold as separate individual plots.

(vi) क्रेता द्वारा क्रय किये गये कमरों / कोटेजेस्/विला की संरचना में किसी भी प्रकार का अतिरिक्त निर्माण नहीं किया जावेगा।

(vi) The purchaser of rooms/cottages/villas shall not be allowed to make any additional construction in the purchased unit.

(vii) विकासकर्ता द्वारा कमरों / कोटेजेस्/विला का बेचान इसी शर्त पर किया जावेगा कि रिसोर्ट स्कीम में समस्त विकास / निर्माण कार्य एवं रख-रखाव की जिम्मेदारी विकासकर्ता / भू-स्वामी की होगी।

(vii) The sale of rooms/cottages/villas by the developer shall be subject to the condition that all development, construction, and maintenance work of the resort scheme shall remain the responsibility of the developer/landowner.

(x) रिसोर्ट में कमरों / कोटेजेस्/विला आदि का बेचान हेतु प्रचार-प्रसार एवं बेचान करने से पूर्व रेरा नियम-2017 के अन्तर्गत नियमानुसार पंजीकरण करवाया जाना अनिवार्य होगा।

(x) Before advertisement and sale of rooms/cottages/villas in a resort, it shall be mandatory to obtain registration under RERA Rules–2017 as per applicable provisions.
