10.2.1 Residential Building

10.2.1 आवासीय भवन (Residential Building)

(G) Eco-Friendly House

(ल) पर्यावरण मैत्री आवास (Eco-Friendly House)

(i) Eco-friendly houses will be allowed in areas designated for residential/rural areas/zoning control boards/financing areas/environmental areas/highway development control zones, and master plans.

(i) पर्यावरण मैरी आवास, आवासीय/ग्रामीण क्षेत्र/परिधि नियंत्रण पट्टी/फिन्ज एरिया/पारिस्थितिकी क्षेत्र / हाईवे डवेलेपमेंट कंट्रोल योजना क्षेत्र एवं मास्टर प्लान में अनुज्ञेय उपयोग में अनुज्ञेय होगे।

(ii) For the Environment Ministry’s housing scheme, a minimum area of 5 hectares will be required for large cities and 2 hectares for medium/small cities. For the land used for the plan, a minimum area of 1000 square meters will be necessary.

(ii) पर्यावरण मंत्री आवास योजना हेतु न्यूनतम क्षेत्रफल बड़े शहरों हेतु 5 हेक्टेयर एवं मध्यम/लघु शहरों हेतु 2 हेक्टेयर एवं योजना में भूखण्ड हेतु न्यूनतम क्षेत्रफल 1000 वर्गमीटर आवश्यक होगा।

(iii) The construction of eco-friendly houses can only be done using eco-friendly building materials, and the use of RCC structure will not be allowed. The building’s structure must be in accordance with environmental standards (as per Regulation No. 10.11), and a certificate of perfection must be obtained from an environmental expert.

(iii) पर्यावरण मंत्री आवास निर्माण, Eco-frendly building materialके उपयोग से ही किया जा सकेगा तथा भवन की संरचना में आर.सी.सी. स्ट्रक्चर का उपयोग अनुज्ञेय नहीं होगा तथा पर्यावरण मानदण्डो (विनियम सं. 10.11 के अनुसार) के दिशा-निर्देशके अनुरूप किया जाना होगा एवं इस संबंध में पर्यावरण विशेषज्ञ से पूर्णता प्रमाण-पत्र प्राप्त किया जाना अनिवार्य होगा।

(iv) The provisions of the prevalent Rajasthan Townships and Policies will apply for minimum access roads in the eco-friendly housing plan.

(iv) पर्यावरण मैत्री आवास की योजना में न्यूनतम पहुँच मार्ग हेतु प्रचलित राजस्थान टाउनशिपपॉलिसी के प्रावधान लागू होगे।

(v) In addition to buildings constructed on land, dense afforestation (two trees per 50 sqm of land area) will be mandatory in open areas.

(v) भूखण्डों पर निर्मित भवन के अतिरिक्त खुले क्षेत्र पर सघन वृक्षारोपण (न्यूनतम प्रति 50 व.मी. भूखण्ड क्षेत्रफल पर दो वृक्ष) किया जाना अनिवार्य होगा।

Side Setback, Rear Setback, Height and BAR Standards shall be per Table-1

Front setback shall be as per Table-4 according to the width of the road

Parking standards shall be as per Table-8
